Application Criteria

Red Oak Mobile Home Park and South Point Village are age-restricted communities for residents 55 years of age and older. Both communities operate in compliance with the Housing for Older Persons Act (HOPA) of 1995, as outlined in the Federal Fair Housing Act.

We are an equal opportunity housing provider and fully comply with all applicable federal, state, and local fair housing laws, including the HOPA amendments of December 28, 1995. We do not discriminate on the basis of race, color, religion, sex, disability, familial status, or national origin.

Application Process

All residency applications are reviewed individually and fairly.

  • Each applicant and/or occupant must submit a separate application.

  • All questions must be answered completely and accurately.

  • A non-refundable application fee of $50 is required for each applicant.

Once submitted, applications are reviewed to determine eligibility for residency. If all required criteria are met and the information provided can be verified, the application will be approved. If criteria are not met or information cannot be verified, the application will be denied.

The review process typically takes approximately two (2) business days.

We strongly recommend obtaining residency approval prior to negotiating or purchasing any home within Red Oak Mobile Home Park or South Point Village.

Residency Approval Criteria

Minimum Age
At least one household member must be 55 years of age or older.

Bankruptcies
Applicants with current or non-discharged bankruptcies will not be approved.

Credit & Income Review
All credit and background information is processed through PeopleFacts.
For retired applicants, the total debt-to-income ratio — including projected monthly living expenses — must generally fall within 40–50% of verified income.

Employment & Income Verification
Employment must be verified, including employer, salary, and start date.
Applicants who are not currently employed must provide documentation of their income source.

Background Screening
Background screening includes review of:

  • Criminal history

  • Identity verification

  • Eviction records

  • Patterns of bad check writing

Applicants identified as registered sexual predators, or those with convictions involving violent or drug-related offenses, will not be approved.
