Both communities are age-restricted for adults 55 and over, operating in compliance with the Housing for Older Persons Act (HOPA) under the Federal Fair Housing Act.

Are pets allowed in the community?

Yes — both Red Oak Park and South Point Village are pet-friendly, with reasonable pet policies that help maintain a comfortable environment for all residents.

How do I apply for residency?

Each prospective resident must submit an application and pay a non-refundable $50 application fee. Applications are reviewed individually and processed within about two business days.

What are the criteria for approval?

Approval is based on:

  • Being 55 or older

  • Credit and income verification via PeopleFacts

  • Background screening (criminal history, identity check, eviction info)

  • Employment or income documentation

Applicants with current bankruptcies or certain criminal convictions are not approved.

Do you offer homes or lots for sale or lease?

Yes — both new and established homes are available for sale or lease with varying floor plans and features. Contact us to check current availability.

Should I get approved before I buy a home?

Yes! We strongly recommend receiving residency approval before negotiating a home purchase in either community.
